OSG Architecture was appointed by EQT Real Estate as Building Regulations Principal Designer (BRPD) on the Storex Brentford site, delivering statutory duties under Part 2A of the Building Regulations in line with the Building Safety Act 2022. The project is a major new-build, standalone self-storage development located just off the A4 in the heart of Brentford, West London, where clear, co-ordinated compliance evidence was required from the outset.
The scheme comprises 11 storeys of self-storage accommodation, making it the tallest facility of its kind in Europe, alongside affordable ‘Fab Lab’ workspace supporting local creative and light industrial uses. From a BRPD perspective, this required careful coordination of information across different occupancy types and regulatory Parts. OSG supported the team by:

our role as BRPD
OSG acted on behalf of the client to assess and coordinate the design team’s information. This included reviewing architectural designs, structural input and building services strategies, identifying compliance gaps early, and guiding consultants to align their work with Building Regulations requirements.

We also led co-ordination activities across fire and access strategies, façade/interface details and building services routing, ensuring documentation supported a safe and deliverable proposal. Sustainability measures such as a blue roof attenuation system and PV solar arrays were incorporated into the scheme. While OSG was not responsible for their design, our role as BRPD was to ensure that information relating to these features was properly coordinated and clearly referenced within the Building Regulations submissions. We worked with the design team to ensure:

■ The documentation presented a clear, coherent narrative for approval
