DOKA UK Headquarters, Sittingbourne
OSG assisted the developer / contractor of this site, R. M. Brookes, with their bid to purchase the site from Homes England, who took control of it when it was vacated by the MOD. Since then the site has been cleared of buildings and an outline application for residential development approved by Dover District Council.
Upon winning their bid with Homes England R. M. Brookes and OSG have worked closely with Dover District Council’s planning department, as well as the other consultants and Homes England, to develop a scheme that reflects the military backdrop of the site, acknowledging its position sandwiched between the historic Fort Burgoyne to the north and Dover Castle to the south-east.
The site rises some 7m along its length and this has lead to a design approach where layers of accommodation have formed terraces running across the site, much of it with flat roofs which both provide roof terraces and allow viewing of higher units over the top of lower ones. This hints at the crenellations and layers of building found on the adjacent castle and also has a formality that responds to the historic military use of the site itself, which is further complimented by the modern approach that has been taken to the built form and material usage throughout the scheme.
The site has great views that extend across the valley to the other side of Dover and the Western Heights, but also look obliquely down to the docks and the channel beyond and the design and arrangement of the houses has been specifically conceived to maximise these.
